What is a top-up loan and who can take one?

A top-up loan is additional borrowing on top of your existing home loan, secured by the same property. You typically need 6-12 EMIs of clean repayment history on the parent loan, and the combined exposure (existing outstanding + top-up) must stay within 75-80% of the current property value. Most lenders process top-ups within a week with minimal documentation.

How much top-up loan can I get on my home loan?

The top-up cap is the smaller of two limits: (1) 80% of current property value minus your current outstanding home-loan principal, and (2) 60 times your available monthly net surplus (income minus existing EMIs, capped at 50% FOIR). What is the interest rate on top-up home loans in 2026?

Top-up rates in April 2026 range from 8.65% to 10.35% p.a. across major lenders (LIC HFL 8.65%, SBI 8.75%, HDFC 8.85%, ICICI 8.95%). Rates are typically 25-50 basis points higher than the parent home-loan rate, since top-ups are slightly riskier than the original purchase loan.

Is interest on a top-up loan tax deductible?

Interest on a top-up loan qualifies for tax deduction under Section 24(b) only if the funds are demonstrably used for purchase, construction, repair, or renovation of the same residential property. Use for non-property purposes (medical, marriage, business) does not get the home-loan tax benefit, though you may still claim under Section 80C for principal if conditions are met.

How is the EMI on a top-up loan calculated?

Top-up EMI uses the standard reducing-balance formula: EMI = P x r x (1+r)^n / ((1+r)^n - 1), where P is the top-up amount, r is the monthly rate (annual rate / 12 / 100), and n is the remaining tenure of the parent home loan in months. The top-up usually rides on the same tenure as the home loan rather than getting an independent term.

Top-up loan vs personal loan -- which is cheaper?

Top-up loans are almost always cheaper. A top-up at 8.85% costs roughly Rs 8,800/month per Rs 10 lakh borrowed for 20 years, while a personal loan at 11-14% for 5 years costs Rs 21,700-23,000/month for the same Rs 10 lakh. Use a top-up if your purpose is asset creation; use a personal loan only if you need short-tenure unsecured funds.

Can I prepay a top-up loan without penalty?

Yes. Per RBI's October 2024 directive (effective January 2025), all floating-rate home and home-equity loans, including top-ups, must be free of foreclosure and prepayment charges for individual borrowers. Fixed-rate top-ups may still attract a 2-4% charge on the prepaid amount, so read your sanction letter carefully.
