Home loan · September 2026

Lowest starting rates

The four lowest published home-loan starting rates in our lender table.

Starting rates across 21 listed lenders differ by up to 1.90 pp.

Starting rates apply to the strongest profiles. Your rate depends on your CIBIL score, income, property and the lender's current policy.

This week's observations

01

Home-loan starting rates now begin at 7.10–7.15%.

Bank of India and Bank of Maharashtra list 7.10%, and Canara Bank, Union Bank of India and LIC Housing Finance list 7.15%. Bank of Baroda starts at 7.20%, and SBI, PNB and Bajaj Housing Finance at 7.25%.

02

Public-sector banks start below the large private banks.

The public-sector banks in the table start at 7.10–7.25%. ICICI Bank (7.55%), Kotak (7.60%) and HDFC Bank (7.75%) start 0.30–0.65 percentage points higher, and Axis Bank (8.20%), Federal Bank (8.40%) and IDFC FIRST Bank (8.85%) start higher again.

03

Most starting rates are about one percentage point lower than in March 2026.

SBI moved from 8.25% to 7.25%, and Canara Bank, Union Bank and LIC Housing Finance from 8.30% to 7.15%. Axis Bank moved 0.20 points lower, IDFC FIRST Bank moved 0.35 points higher, and Federal Bank's row was not re-checked this month.

04

Most lenders price a balance transfer at their home-loan rate.

In this table, every lender's balance-transfer starting rate equals its home-loan starting rate. Before switching, compare the new lender's fees, your current lender's foreclosure terms and the tenure you have left.

05

The RBI repo rate has been 5.25% since December 2025.

Most floating home loans are linked to it, but each lender adds its own spread and a risk premium, which is why starting rates differ by lender.
