The GOI's flagship housing subsidy — PMAY-Urban 2.0 and PMAY-Gramin together can deduct up to ₹1.80 lakh from your effective home-loan cost if you qualify as EWS, LIG, or MIG.

PMAY — Pradhan Mantri Awas Yojana — is a major government housing-support programme. It comes in two forms: PMAY-Urban (PMAY-U) for city residents and PMAY-Gramin (PMAY-G) for rural areas. The scheme names, dates, limits, and benefits below are an educational summary; official portals and current scheme rules govern.

The three income categories (urban)

PMAY 2.0 simplified the older CLSS-MIG and MIG-II into a single ₹1.80 lakh ceiling — easier for borrowers to reason about.

How the subsidy works (PMAY-U 2.0)

Option A (BLC — Beneficiary-Led Construction) — for applicants building a house on their own land. Direct benefit of up to ₹2.50 lakh (rural overlap).

Option B (AHP — Affordable Housing in Partnership) — for those buying in a government-partnered project. Subsidy in the form of a discounted unit price.

Option C (ISS — Interest Subsidy Scheme) — the one most home-loan borrowers hit. Up to ₹1.80 lakh subsidy on interest, credited to the loan account over 5 years. Effectively reduces the principal outstanding by up to ₹1.80 lakh.

Option D (AHPS — Affordable Rental Housing) — rental scheme, not a purchase subsidy.

Eligibility — the common gates

  1. No pucca house anywhere in India in your name, your spouse's, or minor children's.
  2. Family income within the slab above.
  3. No prior central-scheme housing benefit from 1952 onwards.
  4. The loan and property must meet the scheme's carpet-area limits: 30 m² for EWS, 60 m² for LIG, 120 m² for MIG-I, 150 m² for MIG-II.
  5. Aadhaar-linked application.

Gujarat PMAY context

Gujarat is one of the most aggressive PMAY-U delivering states. In Ahmedabad alone, several dozen AHP projects have been completed in the outer ring (Naroda, Vatva, Bapunagar, Hansol, Muthiya, Kathwada). The state-level overlay — the Gujarat Housing Board — layers additional discounts for certain beneficiary classes.

The in-situ slum redevelopment cluster — particularly Naroda, Bapunagar, and parts of the east — uses PMAY overlays with municipal AMC funding to deliver housing for legacy chawl residents.

The approval flow

  1. Check online eligibility on pmay-urban.gov.in; the portal's process and timing govern.
  2. Apply through the participating lender at the time of your home-loan application, if the current scheme permits.
  3. The lender forwards any subsidy claim to the relevant Central Nodal Agency (CNA), subject to official process.
  4. Published guidance may cite crediting within 6–9 months of loan disbursement, but the CNA and lender control timing.
  5. If approved and credited, the subsidy can reduce the principal outstanding; the lender determines any EMI recalibration.

The MIG-II trap

MIG-II (₹9–18 lakh income) was the most over-subscribed band under old PMAY-CLSS. Many middle-class applicants squeaked in and got the benefit. Under PMAY 2.0, the ₹1.80 lakh is uniform across income bands — less bureaucratic but also less generous for MIG-II applicants who used to get up to ₹2.35 lakh.

Common mistakes

  1. Not applying at the loan application stage. Applying after sanction means you either amend the sanction or miss the benefit.
  2. Owning ancestral property jointly. If you're a co-owner of any pucca property, PMAY typically disqualifies you.
  3. Carpet-area mismatch. A 150 m² flat is just outside MIG-II. A 122 m² flat is just outside MIG-I. Measure carpet area, not builtup area.
  4. Not updating Aadhaar family tree. If the Aadhaar-linked household composition is outdated, the bank's verification trips up.

PMAY-G (rural)

PMAY-Gramin works differently:

  • Direct grant of ₹1.20 lakh (plains) or ₹1.30 lakh (hilly/difficult terrain).
  • No loan required — it's a grant.
  • Beneficiary selection via the SECC-2011 + Gram Sabha process (you don't apply; you are identified).
  • If a rural beneficiary also takes a home loan, they can layer MUDRA / Gramin Kisan credit.

PMAY vs tax benefits

PMAY subsidy is in addition to Section 24(b) interest deduction (up to ₹2 lakh/year) and Section 80C principal deduction (up to ₹1.5 lakh/year). Together, a qualifying MIG-I borrower can see an effective saving of ₹1.80L (PMAY) + ₹60k/year (80C at 30% slab) + ₹60k/year (24b at 30% slab) = significant.
